No. 03 — Services & fees

Three things, done carefully.

We keep the offering deliberately narrow. Every engagement is led by a partner — never handed down to an assistant.

01

Seller representation

We photograph it, draw the floor plan, price it to the comparable sale rather than the wish, and bring it to the right buyers quietly before it ever hits the open market. Most of our listings sell in the first three weeks.

02

Buyer advisory

A patient search led by someone who has walked the block. We read the disclosures line by line, pull the permit history, and write offers that win without overpaying. First-time buyers and seasoned collectors get the same hours.

03

Property management

For owners who would rather not think about it. We screen tenants, hold the reserve, dispatch the plumber at 2 a.m., and send one clean statement a month. We manage 312 doors across Denver and answer to each of them by name.

No. 03b — How a sale moves

Four weeks, more or less.

01
The walkthrough
We see the house, talk candidly about price, and tell you what we'd change before a single photo is taken.
02
The drawing
Photography, measured plans, and copy that reads like a monograph, not a flyer. Usually five business days.
03
The market
Quietly to our network first, then broadly. Showings are scheduled, never a free-for-all open house.
04
The close
We negotiate, manage the inspection, and hold your hand through title. You sign; we hand over the keys.
No. 03c — Questions, answered

The things people ask first.

01 Do you only take expensive listings?
No. Our folio runs from a $639,000 Berkeley bungalow to a $3.65M Country Club commission, and every one gets the same photographer, the same drawings, and the same partner attention. Price doesn't change the care.
02 What does it cost a buyer to work with you?
Typically nothing out of pocket — buyer-side commission is customarily paid through the transaction at closing. We'll walk you through exactly how it works on the first call, in plain language.
03 How many clients does each agent carry at once?
Intentionally few. Each of our agents works a handful of active engagements at a time, which is why we can answer the phone ourselves and know your file without looking it up.
04 Can you manage a property you didn't sell us?
Yes. Plenty of our management clients came to us with homes they bought elsewhere — or inherited. We'll do a walkthrough, set a rent, and take it from there.
05 Which neighborhoods do you cover?
Central Denver, mostly — LoDo, Union Station, Wash Park, Cheesman Park, Country Club, Berkeley, the Highlands, and Cherry Creek. If your home is just outside that ring, ask; we travel for the right house.
No pressure, ever

Start with a walkthrough and an honest number.
